How Do I Apply, and What Are the Qualifications?
To apply, find a property you want to rent, click Apply Online on that listing, complete the application, and pay the application fee. Every adult 18 or older who will live in the home must submit their own application. Below is what you need to qualify before you start, so there are no surprises.
How to apply, step by step
- Review the available rentals and choose the home you want.
- Click Apply Online on that property’s listing.
- Complete the online application in full. Incomplete applications are not processed.
- Pay the application fee (part of the online application).
- Complete a PetScreening profile, required for every applicant, with or without a pet.
What you need to qualify
- Government-issued photo ID for each applicant.
- Verifiable income. Outside the City of Portland, combined monthly gross income must be at least 2.5 to 3 times the rent. Inside Portland, the requirement follows the Portland Housing Bureau median family income (2.5x if the rent is under 80% of MFI, 2x if above). Housing-assistance income is weighed against the rent reduced by the assistance.
- Proof of income: two recent consecutive pay stubs, your two most recent tax filings, or 90 days of bank statements.
- Rental history: 24 months of verifiable history from a third-party landlord, or homeownership.
- PetScreening profile for all applicants (rpmassurance.petscreening.com).
Good to know
- Occupancy is limited to two people per bedroom plus one (a 3-bedroom home allows up to 7).
- A bankruptcy within the last 3 years results in denial; 3 to 5 years may be approved conditionally.
- Income below 2x the rent results in denial; between 2x and 2.5x may receive conditional approval.
- Some homes have requirements that differ from the standard criteria; any differences are provided at the showing.
