Short-Term Rental Management in Greater Portland
Your property can work a market most owners never see. Portland’s hospitals bring traveling nurses and clinicians into the metro on 13-week contracts, year round, and they need furnished homes for the length of an assignment.
RPM Assurance places your property in front of them and runs everything after that. Ninety-day minimum. Signed leases. No nightly stays.
Furnished leases of 90 days or more, priced for the Portland metro’s traveling professional demand.
Other People Have Vacation Rentals. You Have an Investment.
This is not Airbnb management. No nightly bookings, no weekend turnovers, no vacation calendar. Every tenant signs a lease of 90 days or longer and comes to Portland to work.
That is the investment case. Vacation rentals live on volume and break on vacancy. Furnished short-term leases run on employment contracts, and employment contracts do not care what the tourism season is doing.
Two Ways to Lease the Same House
| Annual Lease | Furnished Short-Term | |
|---|---|---|
| Tenant | Local household | Traveling professional on contract |
| Term | 12 months | 90 days to 6 months, renewable |
| Who furnishes | The tenant | You |
| Rent basis | Unfurnished market rent | Furnished short-term rates |
| Turnovers per year | One or fewer | Two to four |
| Demand driver | Local housing market | Hospital and corporate staffing |
Neither is automatically the better investment. Which one earns more on your property comes down to location, condition, and what it rents for unfurnished. Running that calculation is the first thing we do, and it costs you nothing.
Furnished, Not Nightly
Ninety-day minimum terms with signed leases. Your property is never listed for weekend stays, and it is never exposed to vacation rental turnover.
Hospital-Driven Demand
OHSU, Legacy Health, Providence, and Kaiser Permanente run a continuous rotation of contract clinical staff through the Portland metro all year.
Contract-Length Terms
A travel nursing contract is 13 weeks. Assignments end and new ones begin every quarter, which is what keeps a furnished calendar filled.
Run the Numbers First
Furnished short-term does not beat an annual lease on every property. We calculate both before you commit to either, at no cost.
The Demand Behind It
OHSU is Oregon’s only academic medical center. Legacy Health, Providence, and Kaiser Permanente staff the rest of the metro. Together they run a continuous rotation of contract clinical staff through Portland.
A travel nursing contract is 13 weeks, and many extend to 26. Assignments end and new ones begin every quarter. Traveling radiology techs, surgical techs, respiratory therapists, and physical therapists move on the same cycle.
Teaching hospitals add one more group. Residency and fellowship years begin on July 1. Same date, every year, with clinicians who need furnished housing before they have seen the city.
These tenants are employed, credentialed, and screened by their agency before they ever contact you.
Location Does the Heavy Lifting
A traveling clinician picks housing by commute, from a map, before landing in Oregon. Proximity to a campus is the largest single factor in how fast your property leases.
Demand is strongest near:
- OHSU, Legacy Good Samaritan, Legacy Emanuel, and Providence Portland in Portland
- Providence St. Vincent on the west side, serving Cedar Hills and Beaverton
- Kaiser Westside Medical Center in Hillsboro and Aloha
- Legacy Meridian Park in Tualatin and Tigard
- Legacy Mount Hood in Gresham
- Providence Willamette Falls in Oregon City
- Kaiser Sunnyside in Clackamas, serving Happy Valley

12.5% of collected rent per month. No leasing fee.
Furnished leasing is more work than an annual tenancy. Every turnover resets the property, and the calendar needs managing rather than a signature once a year. The fee is a percentage of collected rent, so we are paid when your property is earning.
No leasing fee. No per-booking charge. Property inspections are $100 each.
One Note on the Rules
Portland and its surrounding cities regulate nightly and weekly lodging closely. Longer minimum stays sit outside most of those rules, but requirements vary by city and by property. We confirm what applies to your address before your first tenant.
Is Your Property a Fit?
- Furnished, including kitchen, linens, and household basics
- Within a reasonable commute of a hospital campus or major employment corridor
- Available on terms of 90 days or longer
- Ready to photograph and list as-is, or close to it
Vacant properties, homes between long-term tenants, and homes furnished from a recent move are the strongest candidates.
Not sure whether furnished short-term or a traditional annual lease earns more on your property? That is the first thing we find out, and it is free.
