Fairview Property Management

Fairview is a small East Multnomah County city between Gresham and the Columbia River, and most of its households rent. A house or townhome here competes with professionally managed apartment communities, so pricing, condition and quick turnovers decide how it performs.

Real Property Management Assurance manages rental homes, townhomes and small multifamily in Fairview, with the same team that serves Gresham and Troutdale.

Most Fairview households rent, and about two in three renters live in apartment buildings.

A Renter Majority, Mostly in Apartments

About 57% of Fairview households rent, well above Gresham, Troutdale and Multnomah County as a whole. Roughly two in three of those renters live in buildings of five or more units, so the city’s rental market is shaped by apartment pricing and apartment amenities.

Rented houses are a much smaller slice: about 450 renter households live in a house or townhome. Fairview’s housing is newer than Gresham’s, with a median year built of 1995 against 1981, which helps a well-kept house stand out against older stock nearby.

Asking rents have softened. Zillow’s typical Fairview asking rent was $1,668 in September 2026, down 4.0% from a year earlier, so each listing is priced to what comparable homes are asking now.

How We Manage Fairview Rentals

Competing With Apartments

Renters compare a Fairview house with nearby apartment communities, so we market the space, yard and privacy an apartment cannot offer.

Pricing in a Softer Market

With asking rents down over the past year, we price to current comparables and adjust early, before a slow start becomes a long vacancy.

Fairview Village

The 93-acre Fairview Village, begun in the mid-1990s, mixes houses, rowhouses and apartments around city hall and the library.

Workforce Renters

Townsend Farms, one of the city’s largest businesses, operates here, and the western end of the Port of Portland’s industrial park lies inside city limits.

City Rules Fairview Owners Carry

Water and sewer. Fairview runs its own utility, and for a rental the owner signs an agreement to be jointly liable for the resident’s unpaid water and sewer charges (Fairview Municipal Code 13.05.050).

Garbage service. Owners who rent homes must subscribe to and pay for garbage collection for their residents, or self-haul for buildings of four or fewer units (FMC 8.20.400).

Both duties stay with the owner whatever the lease says, so they belong in the budget for every Fairview rental.

Statewide Rent Limits

The 2026 ceiling is 9.5% and the 2027 ceiling is 10% (the lower of 7% plus inflation or 10%), with no increase in year one. After that first year, a landlord can end a Fairview tenancy only for tenant cause or a qualifying landlord reason. Renewals are priced inside those limits.

Owner Costs to Budget

Garbage service and any unpaid water or sewer balance fall to the owner under city code, so we account for both when we price a Fairview rental.

Not Portland

Fairview is a separately incorporated city, so Portland’s relocation assistance and registration do not apply. Fairview’s own code and state law do.

Two Ways to Work With Us in Fairview

Most Fairview owners want the full service. A few prefer to place a resident and manage from there.

Full Management

Pricing against the apartment market, leasing, rent collection, repairs and renewals, on a Silver, Gold or Platinum plan.

Tenant Placement Only

We market the home against nearby apartments, screen applicants and sign the lease. The day-to-day is yours after move-in.

Fairview in East Multnomah County

Fairview sits between Gresham and Troutdale, next to Wood Village, close to I-84, Blue Lake Regional Park and Fairview Lake. Many owners hold homes in more than one of these cities and keep them all under the same residential property management program.

Fairview Property Management FAQs

Do Portland rental rules apply in Fairview?

No. Fairview has been its own city since 1908, so Portland’s relocation payments and rental registration have no reach here. The statewide rent cap and just-cause rules still apply.

Who pays the water bill at a Fairview rental?

The account can be in the resident’s name, but Fairview’s code makes the owner jointly liable for unpaid water and sewer charges, so it is an owner cost to watch.

Is there a MAX station in Fairview?

No. The MAX Blue Line ends in Gresham. Fairview is served by TriMet bus Lines 21 and 77, which connect to Gresham, Portland and the industrial park.

What school district serves Fairview?

Fairview is in the Reynolds School District, which is headquartered in the city, and Fairview, Salish Ponds and Woodland elementary schools and Reynolds Middle School all have Fairview addresses.
