Lease Only Fees

A lease-only service provides the rental property owner access to our advanced advertising and market reach while still managing the day-to-day operation of a rental property after qualified residents are placed.

When you want a qualified tenant without the hassle, our Lease Only plans are the solution. We will advertise, show your property, and thoroughly screen applicants to fill your rental property with a quality tenant. Leasing prices are based on the percentage of annual rent.

LEASE ONLY

($900 minimum)

75%of one month's rent

– Conduct rent comparable report and recommend a competitive rent rate
– Provide a property evaluation and make a necessary rent-ready recommendation
– Create advertisement and place the ad on over 30+ National websites
– Provide 24/7 online application processing platform
– Perform tenant screening (Credit/Criminal/Rental History & Employment Verification
– Manage rental inquiries and conduct property showing to prospective applicants
– Provide weekly rental inquiry report
– Provide current and state-specific residential lease agreements from reputable resources
– Include appropriate addenda to meet owner requirements (smoking rules, pet policy, landscape policy, etc.)
– Manage and document the move-in process and provide a report for the Owner’s record
– Execute lease signing with the tenant(s)
– Collect security deposit and 1st-month rent and transfer fund to the property owner
– Rent Ready Preparation (by request – additional fees may apply)
