How do you handle repairs?
Your tenants have 24/7 access to report a maintenance request via their online tenant portal or maintenance hotline. RPM’s online renter portal allows tenants to submit a detailed description of a maintenance issue or repair request, as well as upload photos of the issue. Owners receive the same notification of the request that our Property Managers do. With RPM’s online portal, owners have full transparency of everything that’s going on with your property.
When a request comes in, we promptly assess and respond as needed, be it immediate dispatch or proactively troubleshooting the issue with the tenant. Our Property Managers are trained to resolve many common repair requests. If an issue requires repair, we assign the work to our preferred third-party vendors or independent contractors for all work. All our vendors have been closely vetted and meet professional criteria to serve your property. We make sure the cost of the repair is reasonable and that the work was completed with full satisfaction. Our management agreement allows you to set the repair expense limit at which you want to be contacted before proceeding with the repair. Exceptions to exceeding the spending limit without your approval include emergency maintenance and tenant endangerment.
