How Do I Give Notice to Move Out?

Submit your notice to vacate in writing through your online tenant account. Your lease sets the amount of notice you owe, so check it first, then send the notice through the portal so there is a dated record of it.

How to submit your notice

  1. Read your lease and find the notice requirement. This is the part people skip, and it is the part that costs money.
  2. Log in to your tenant account from the tenant resources page.
  3. Submit your notice to vacate through the portal, which timestamps it and puts it on your file.
  4. Call the office at (971) 270-2600 if anything about the date or the process is unclear.

Why it has to be in writing

A verbal heads-up to a maintenance tech or a passing comment on a phone call is not notice. Written notice through the portal creates a record both sides can point to, which protects you if there is ever a question about when you gave it. If you cannot access the portal, call us and we will tell you where to send it instead.

How much notice do I owe?

That depends on your lease and on Oregon law, and it is not the same for every tenancy. Your lease is the authority. Read the notice section, and if the wording is not clear to you, call us and we will walk through it with you before you commit to a move date. Giving less notice than your lease requires can leave you responsible for additional rent.

What happens after you give notice

We will confirm the notice and send you move-out information. Your tenant account has checklists and guides that spell out how the property should be left, which is worth reading early rather than the night before you hand back the keys.

The move-out inspection happens only after all of your personal property has been removed and the property is fully cleaned, so schedule your move to finish before the inspection.

The keys rule, and why it costs money

We consider you still living at the property until you return the keys, and the garage door remote if you have one, to our office. Your rent obligation follows that, not your moving truck. Turn the keys in as soon as the home is empty and clean.

Note that you will not be allowed to re-enter the home after all keys have been turned in, so be certain you are finished.

Moving out before your lease ends

If you vacate before the end of the lease term, you will still be responsible for paying the rent for the remainder of the lease. We will do our best to lease the property, which can shorten how long that obligation runs, but the obligation itself does not disappear because you moved out early.

Tell your property manager in writing as early as you can. Ending a lease early is handled differently from a standard notice, and your specific obligations are set out in your lease.
